Rising from the vibrant heart of the Congolese capital, the Zando Central Market is a profound reimagining of civic infrastructure as a climate-responsive sanctuary. Designed to accommodate up to 20,000 vendors, this expansive redevelopment transforms an overcrowded, exhausted 1970s relic into a highly functional, porous commercial environment. By prioritizing passive design and local materiality over mechanical systems, the complex breathes with the city, offering a dignified, culturally resonant space that celebrates the dynamic energy of Kinshasa.
The Vision
THINK TANK approached this monumental redevelopment as an African market first and foremost, recognizing the indispensable role of informal trading in Congolese urban culture. Through extensive participatory planning with city officials, vendors, and municipal departments, the team transformed a minimal brief into a comprehensive civic hub that caters to various income levels. The design deliberately preserves informal trading zones while integrating essential public services like healthcare, security, and waste management. Ultimately, it reclaims a previously precarious urban zone, once plagued by neglect and lack of sanitation, turning it into an accessible, organized, and secure economic engine for the community.
Tectonics
Standing as a model of structural clarity and material restraint, the market is constructed almost entirely from just two locally sourced materials: concrete and terracotta brick. Concrete provides the necessary structural robustness and aligns seamlessly with regional construction expertise, forming expansive open frames capped by iconic, mushroom-shaped slabs. These immense canopies distribute heavy loads and establish a distinct civic identity, honoring the brutalist legacy of the original market. By reactivating three brick factories within a 60-kilometer radius to supply the terracotta, the project drastically reduced its ecological footprint, stimulated the regional economy, and ensured that the architecture remains resilient and low-maintenance over time.
The Living Building
Functioning as a massive, passive cooling machine, the building relies on thermal mass, deep shade, and the stack effect to counteract the intense tropical heat. The exterior is wrapped in terracotta brick facades featuring moucharabieh-like perforations inspired by local wax textiles, meticulously filtering harsh sunlight while allowing continuous cross-ventilation. Deep within the structure's footprint, five open courtyards act as vital microclimatic regulators, introducing native vegetation, daylight, and biodiversity into the bustling market. Wide, gently sloped ramps ensure universal access without reliance on mechanical elevators, while an integrated rainwater harvesting system sustains irrigation and sanitation, securing the building's resilience against the extremes of its environment.
